Prior to the appraisal appointment

Know the following 'hard' facts about the propery

Bedroom Count
Square footage as it reflects with the city/county record
Bath count, specify whole, half or quarter bath
Lot size
HOA information, such as HOA name, property management company and their contact info
Amenities on the property for example; pool, spa, rec room, home gym, rumpus rooms, guest quarters, garage count, tennis court...etc
Neighborhood commitments such as; neighborhood watch meetings and scheduled clean ups...etc
Solar panel information along with date of installation and amount owed

Documents and Prep

Don't leave these things to chance, please review and ensure you are ready

Copies of any permits
Itemized list of upgrades and cost
Test smoke alarms
Ensure carbon monoxide alarms are installed and working properly
If you have safety bars on any windows, ensure the safety escape works properly
Inspect your water heater for the upper and lower straps

Front of the Home

Neat, cut grass
Clean driveway and porches
Remove any trash bins from sight
Trim and hedge the larger plants
Clean windows and awnings
Remove any stains on driveway
Test the garage door
Inspect the roof and make corrections if needed

Inside the Home

Organize the home and clean all the rooms
Present the kitchen neat and welcoming
Make the bedroom beds
Clean the windows, floors and remove any hard stains that exist
De-clutter any areas that may present as messy
Paint where necessary
Finish any unfinished projects

Rear of the Home

Organize outdoor storage
Throw out trash, move trash bins to alley or side of the home
Setup outdoor furniture to present well
Finish any unfinished projects such as gardening, sheds, or garage work
Landscape the yard if applicable
